Capital Expenditure Budget is for specific items or project that needs to be replaced, made and built in the improvement of guest service or the hotel itself. For example:

The hotel management with the approval of the owner of the hotel would like to extend the Laundry service to non-hotel guest or outside customer. The project will be a “Laundry Shop”, therefore a quotation will be required from the contractor for the cost of building the Laundry Shop, the additional guest/customer laundry bag, laundry and dry cleaning list, and additional manpower for customer service etc. To sum up the amount of Construction of laundry shop = $35,000.00; additional laundry bags and lists = $5,000.00 and additional manpower = $9,000.00 annually.

The $35,000.00 will be included in the Capital Expenditure while the additional laundry bags/lists and manpower will be added in the operational and staffing budget.

Therefore, the operational budget is for the consumable items and Capital Expenditure is for special project or items that are costly. There are also certain items being shared by the Front Office and Housekeeping. The charges on these items are being split between the two departments. When it comes to Maintenance, Engineering Department charges the Housekeeping for any services rendered like maintenance of the machine wherein they have to supply machine parts and labor, so these are being coordinated with Engineering. It is important that housekeeping machines are handled with care to avoid such charges.

Monitoring the Operational budget is the most crucial part in the operation of business. With the modern technology and the computer software, daily updated total expenses against budgeted amount are made possible and easy to trace in order not to exceed the budgeted amount. Every end of the month, the Accounting Department distributes copies of last month’s budget outcome to the General Manager and the Department Heads in order for them to review and analyze where their budget is in line and where it is not. General Manager will require the department head that have exceeded their budget a reasonable report since he is accountable to the corporation as well as the owner of the hotel.

HVAC – Is Water Treatment Necessary?

Drum-Kickers, Soap Salesmen…they have been called many things. Water Treatment specialists (probably the name they prefer) are everywhere. As a mechanical contractor, we have had many knock on our door. With most large commercial buildings and industrial facilities in Memphis utilizing water cooling/heating mechanical equipment, this industry is highly competitive, but is water treatment really necessary? In this edition of Mechanical Matters® I am going to answer that very question and discuss several other important facts about water treatment services.

In this edition I want to answer three questions regarding water treatment:

Exactly what is water treatment and is it necessary?

How does improper water treatment service effect mechanical equipment?

Are there energy savings with water treatment?

1. Exactly what is water treatment and is it necessary?

Water treatment describes a process used to make water more acceptable for a desired end-use. These can include use as drinking water, industrial processes, medical and many other uses.

The goal of all water treatment process is to remove existing components in the water, improving it for subsequent utilization. (Wikipedia.org)

In the mechanical industry water treatment is a method used to optimize most water-based mechanical and industrial processes, such as: heating, cooling, processing, cleaning, and rinsing, so that operating costs and risks are reduced.

Most water treatment programs include water softeners, inhibitors and other chemicals needed to ‘treat’ the water in order to reach the desired conditions for mechanical use and heat transfer. Products used to maintain proper water conditions are often fed automatically by sophisticated equipment directly into a chiller or boiler’s water. Water is used for both cooling and heating in large commercial building applications. In most industrial environments water is used for cooling production equipment or an ingredient to making a product. How the water is used will determine what type of treatment is necessary.

Most water treatment companies use test kits and chemical dispensing systems which have made the use of water treatment chemicals in chiller, boiler and cooling-tower systems much easier. But attention to details, such as how often systems are tested, is critical to system performance. The correct water treatment chemistry at the correct time is extraordinarily important because even minor problems can create major costs.

Last week I sat down to breakfast with Gary Reynolds and Bob Schubert of Garratt Callahan. They are water treatment ‘specialists’. Gary and I have worked together with several mutual customers. Their attention to detail, customer service and vast knowledge of water treatment is why many buildings in the Mid-South are in good hands with Garratt Callahan. In our meeting they provided me with some great information about the importance of water treatment, the effects of poor service and things to look for in choosing a service provider

2. How does poor or no service effect mechanical equipment?

Improper Water Treatment or no treatment at all will increase your energy consumption and operating cost while decreasing your mechanical equipment’s efficiencies and life expectancy. A well designed and implemented water treatment program is highly important to the operation of any steam boiler, centrifugal chiller and cooling tower. All three of the systems shown below utilize water for cooling and heating.

Poor water treatment lets water interact with the surfaces of pipes and vessels which contain it. Steam boilers can scale up or corrode, and these deposits will mean more fuel is needed to heat the same amount of water. Cooling towers can scale up and corrode, but left untreated, the warm, dirty water they can contain will encourage bacteria to grow, and Legionnaires’ Disease can be the fatal consequence. The condenser tubes within a chiller and other water cooling equipment can also scale up and corrode thus preventing good heat transfer. Increased energy consumption and poor cooling performance is common result in inefficient water treatment.

Water treatment can often be categorized as ‘low-tech’ and unglamorous. However, the right chemicals, proper chemical feed equipment, and a dedicated service provider is essential to your mechanical equipment and should be ‘treated’ with top priority.

3. Are there energy savings with water treatment?

Treatment Value: Expert water treatment can cut your water, energy, and maintenance costs substantially. Perhaps most important of all, it can save you the cost of fixing or replacing equipment that’s been damaged by inadequate water treatment – including the downtime and lost revenue usually associated with solving such problems.

The examples of water treatment ROI (Return of Investment) shown below show how very thin layers of deposited material from poorly treated water can drive up energy costs.

Scale

System: 1,000 ton chiller

Operation: 12 hours/day, 365 days/year

Cost of electricity: $0.10/kWh

Scale thickness: 1/32 inch

Elimination of 1/32 inch of scale saved $15,018 per year.

Biological Fouling

System: 1,000 ton chiller

Operation: 12 hours/day, 365 days/year

Elimination of 1/1000 inch of bio-film saved $26,834 per year.

The most minuscule amount of dissolved oxygen in the water also means a system could be headed for corrosion problems. And even a thin layer of bacterial slime in chiller tubes can significantly affect heat-transfer efficiency.”

For instance, when retail is down, and the shopping malls are not paying power washers to come as frequently, maybe it’s time to look into restaurants. Oh, but you say those are down too, that may be true, but not the fast food restaurant sector. Generally they do better in a down economy, because they are able to sell their products for lower prices and meet the demands of the consumer which doesn’t have as much money in their pockets. Right now there is a drought, and livestock ranchers are having trouble feeding their animals, so they are taking them to slaughter early. This is causing the price of meat to drop drastically, and we will see more of the one dollar menu items.

Therefore, these QSR’s or quick service restaurants that you know as “fast food joints” will be working with a low-cost high-volume strategy. Still, they will need their facilities power washed. Below are some of the price quotes that I can recommend for power washing fast food restaurants;

The word “Green” is not the omni-term for anything environmental although there is the tendency to substitute the word “Green” for “Environmental.” Environmentalism is to grand topic that has several subdivisions. Under this grand topic o environmentalism, we will find Green, Sustainable, Pollution, and Conservation. Each one of these subdivisions are immense subject on their own.

In the mash-up of words and concepts, we have lost the fundamental meaning of Green. Environmental, Green, or Sustainable now blur into that ugly green color that we made in kindergarten when we slurred all the colors into one big blob. We cannot progress when confusion reigns, and every science starts out with a definition of terms.

The best definition of Green refers to the health impact of what we do on living things. So Green is primarily a health-related issue. This is seen in the fact that cleaning products were the early Green issues. In fact, indoor air quality is a big factor in Green buildings. Sick building syndrome was the result of poor indoor air quality, which is the antithesis of Green.

Sustainability is also badly morphed into many applications, but essentially deals with the management of our resources. This is a complimentary issue to Green, so it a Green and Sustainable business means that the company considers the health of the workplace as well as the material demands of the business.

The health of the workplace can be impacted by cleaning products, building materials, furniture, as well as paint and carpeting. “Outgassing” is a well documented concern. The people who are supposed to help clean our facilities and protect our health through sanitizing processes are the janitors, but clean does not mean healthy. The ammonia in the window spray is harmful, the zinc in the floor finish is bad for humans, the numerous chemicals in the cleansers add to a worsening situation.

Mold is a persistent problem for many buildings. The mold spores are never good for the workers, and can become a crisis concern if untreated. Latent issues remain the in the HVAC system as well. It is fair to say that the air of any building is a kind of “Ground Zero” for any office or business. If the employees are negatively impacted, productivity will fall. Afternoon headache, occasional nausea, and lethargy can be signs of an unhealthy indoor air quality. So, while your building may be energy efficient, and you may be conserving water as well as recycling your trash (sustainability issues), the building may be very un-Green because it is unhealthy.

Green is a primarily a health-related issue that blends into the other topics of sustainability, pollution control, and conservation. By dividing out the topics properly, the plan of attack seem much more clear. Owning a successful business is no longer reserved for a lucky few. It is because there are some rules followed by those successful business people in making the business people to climb the richness ladder with assurance and comfort ability although any business is about risking and that the higher the risk the higher the reward or profit.

When you want to startup a business you first must have an idea, example of business ideas are like opening up a hairdresser, opens a salon, a shop and much. Generally, people do make huge mistake. Just because they are thinking about the job and not the business. Only because you are a good chef does not mean you know how to run a restaurant. More important, it does not mean a restaurant would be successful in your market. So you have to clearly assess and evaluate your business idea before implementing it.

Business wise you have to make sure that what you are going to produce Is it a product or service they have fallen in love with. Again, just because you love something does not mean a profitable business will come of it. This is especially true for first-time entrepreneurs. Learning how to run a business is hard enough; you don’t need to make it any harder by doing something you love rather than something customers love paying you a good profit for or producing what you want instead of what they want.

There are some guidelines on how you are sure that your intriguing idea is also something from which you can truly make a profit? There are three essential considerations one has to bear in mind.

Make sure the product or service has a repeat buy. This is by far the most important aspect of long-term business success. You have to have a product or service that people will keep buying. It is better and more profitable, in my opinion, to have a pool cleaning company than a pool building company. Put another way, a business owner should focus on getting a customer once, but making a profit from that person for a very long time.

Be certain you have a high profit margin.

There are very few companies that can compete long term on a “we are cheaper” marketing platform. In any new business, you need to watch your cash flow–and if you are trying to work with low profit margins and make gains in volume, you will need to have a high level of working capital to keep you running through the lean profits early on. Having a higher margin is extremely important when you are growing a business so you can self-finance your growth.

Build a strong support team because a good idea is not enough. The idea counts most, yet a quality idea must still have a great team of people behind it to give it wings. Time after time, when people bring me a business investment proposal or an idea they want to take to market, I ask them who is on their team and they respond with something crazy like, “Oh, we have not hired anyone yet.” Get a board of advisers. Get a team of professional accountants, coaches, lawyers and bankers. A great team will greatly improve the chances for success of any business.

Now if I were going into business today, to be sure of the market what would I choose? I would start with one premise and some hot industries. Here the premise is, you do not make money panning for gold, and you make money selling pans. Get in the way of a buying frenzy, and you will be a success. Therefore the fastest way to make a restaurant profitable is not by having a great chef and great decor or big buildings it is by attracting a starving crowd with money so that they can eat the food in exchange for their money.

In other words look for an idea you can take national or, even better, global at some stage. Although it might be fun and a challenge to establish yourself locally right now, but eventually you’ll want to build something much bigger for the future and also expand you business.
