When talking about what’s required for a given space, you will hear ventilation experts refer to “air changes” or “air changes per hour”. This simply means how many times per hour the volume of air in the room is cycled through the ventilation system. Remember, you won’t see fans specifying their air changes! This depends on the size of your room.

Here’s a simple example:

Imagine a room measuring 3 metres in all directions, with a single extractor fan for ventilation.

The volume of your room is 3metres x 3metres x 3metres = 27 metres cubed. There are 1000 litres in a cubic metre, so another way to state the volume of your room is 27,000 Litres.

If one air change per hour is needed, the extractor will need to move 7.5 Litres of air a second. (27,000 / 60 / 60, or 27,000 Litres divided by 60 minutes in an hour, divided by 60 seconds in a minute)

If the room needed two air changes per hour, we’d need 15 Litres per second to pass through the fan. (27,000 x 2 / 60 / 60)

So when thinking of replacing or installing ventilation, you’ll need your tape measure and a calculator handy. Remember if you’re not shifting enough air, you’re not going to solve that mould or moisture problem.

So how many air changes does your room need? This list shows the recommended air changes for different types of room:

Now You Lien It – Then, You Won’t

I’ve been reading long, gas-baggy recorded documents like Declarations of Easements and Restrictive Covenants for so long that my eyes instinctively roll back, revolting at their recognition of the familiar stack of paper. These instruments are particularly prevalent in shopping centers and office and industrial parks, and mixed use projects that incorporate varieties of commercial product types. They mandate owner maintenance and repair, cleanup after a fire or other casualty, insuring each lot’s common area, and other assorted obligations pertaining to their respective parcels. The declarations customarily make, courtesy of the Declarant, dire threats for non-compliance with this and that obligation, including an owner’s failure to reimburse the Declarant or another intervening owner (called an “intervenor” here) if it must step in and do the work of maintenance, repair, cleanup, payment of delinquent taxes or special assessments, affording of liability insurance, and so forth. The instrument typically provides that the failure to reimburse the intervenor for fixing the mess neglected by the uncooperative or disengaged land owner will constitute grounds to impress a lien for reimbursement against the miscreant’s parcel that “may be foreclosed in the manner of a mechanic’s lien.” Here’s one illustration:

Any sums remaining unpaid in accordance with Article [number] or Section [number], together with interest calculated at three percent (3%) above the prime rate charged by Wells Fargo Bank, N.A., or any successor thereto, or at the then-highest annual interest rate allowed by law (whichever is less), may be secured by a lien on the parcel of the owner in default and may be perfected in accordance with the laws of the State of Arizona, which lien shall retain the priority of title of this Agreement and may be foreclosed upon within one (1) year of the date that the lien is perfected.

Sounds awfully impressive, even though that text fails to describe the type of lien contemplated. I’m thinking, however, that this is wholly unenforceable claptrap, noble statement of remedial purpose notwithstanding. Item First: the manner of lien perfection goes unexpressed, perhaps with good reason. There are only two means in Arizona to perfect a lien on commercial real property (excluding fixtures filings, and a certificate of purchase creating a lien for the repayment of “funded” real property taxes and assessments) validly held by a non-governmental entity-via the mechanic’s lien statutes and the mortgage/trust deed statutes. I can dispose of the latter avenue for a wannabe lien in a few words. A consensual lien against real property must be signed by its owner or someone authorized by law to do so on behalf of that owner. Merely participating in a larger development of property governed by CC&Rs–however assertive these may be–does not constitute a grant of authority by a land owner sufficient to constitute an intervenor his attorney-in-fact to legitimize recording a foreclosure-worthy, mortgage-type lien.

Item Second: One assumes, since there’s no “proxy deed of trust” available to a fellow owner in a “restricted” commercial development, that someone contemplated a lien like that perfect-able and executable under our State’s mechanic’s lien regime found in Chapter 7 of Title 33 of the Arizona Revised Statutes. On the surface, one further assumes that the aggrieved intervenor procedurally first records a Notice and Claim of Lien, followed by a suit to be brought within the period set forth in the Declaration after the date of recording that Notice. Whoops. Apollo 13 to Houston-we have a problem.

Issue One: The mechanic’s lien statutes [A.R.S. §33-992.01(B)] require, “as a necessary prerequisite to the validity of any claim of lien,” that a preliminary 20-day notice be served upon the owner, any general contractor or any construction lender. See also A.R.S. §33-981(D). There’s one, tiny, very limited exception to this requirement-the subcontractor who’s physically out on the parcel where the work is being done. So say the declaration requires, in the event of casualty, that the affected owner of that damaged lot has to make repairs or “scrape the improvements” to eliminate an eyesore. If the neglectful owner doesn’t do it, and the intervenor takes care of the matter, unless the helpful owner was physically performing the work on the lot himself, there’s no mechanic’s lien enforcement rights, no matter what the declaration says. Have a look at Performance Funding, LLC v. Arizona Pipe Trade Trust Funds, 203 Ariz. 21, 49 P.3d 293, a 2002 Arizona Court of Appeals decision, for the (currently) final word on that limited exception to satisfying the state’s 20-day notice service statute.

Issue two implicates the timing aspect of the enforcement of the wannabe lien described in the declaration; while the CC&Rs drafters can choose any deadline they wish by which the intervenor can pursue reimbursement against the miscreant owner, Arizona courts won’t indulge the claimant unless he hews to the mechanic’s lien enforcement deadline-assuming that the intervenor even gets that far, which I doubt it will. In Arizona Department of Water Resources v. Rail N Ranch Corporation, 156 Ariz. 363, 752 P.2d 16 (1987), our Court of Appeals filleted DWR when it tried to foreclose, after two years had lapsed, under a wannabe lien under a state statute providing that “the [department’s] lien shall have the force and effect of a mechanic’s lien” and “may be foreclosed in the same manner.” Yeah, sure, ruled the court-even if Arizona’s legislature can “incorporate by reference” certain provisions of the mechanic’s lien statutes, DWR doesn’t get to substitute its own period of limitations on enforcement, inconsistently with the “incorporated” statutory scheme. If you don’t file your suit within 180 days after recording your lien claim, as the mechanic’s lien enforcement statute provides, you’ve snoozed too long. (Note, however, the appeals court did not declare the DWR lien to be void from its inception; it just dismissed the department’s untimely enforcement of its purported lien.)

Issue three is whether it’s fantastic to believe an intervenor can use the lien rights in Chapter 7 of Title 33 at all. You don’t have to be a licensed contractor to avail yourself of the right to lien under A.R.S. Sections 33-983(A) or -987 (subject to compliance with the 20-day notice, etc.) for this fundamental reason: Both statutes provide that “a person who labors” upon someone else’s lot can impress a lien. The words “contractor” and “subcontractor” and “architect”-licensed persons, appear throughout Chapter 7; so the legislature understood the distinction between licensed and unlicensed individuals and companies. That is what the Court of Appeals held in Performance Funding, LLC v. Arizona Pipe Trade Trust Funds; the union’s funds did not have to be licensed to impress the lien, although they could not enforce what they filed.

So can you do something about this CC&Rs mess, and breathe life into what seems an unenforceable provision in your declaration? Well, do you need to do anything more in Arizona, if, as declarant or another owner subject to the CC&Rs, the intervenor can obtain a money judgment on a claim of failure to reimburse, and can record that judgment lien against the miscreant owner, to encumber its title until the intervenor is paid? It is not sufficient just to let a “declaration lien” (assuming the intervenor records an instrument reciting in the lien notice that it is based upon A.R.S. Sections 33-983(A) or -987, and that service of the 20-day notice was appropriately done, together with the text of the declaration) ride as a cloud on title to the other owner’s property. Under the common law, once the lien is stale (after six months without filing suit), it will be deemed unenforceable-and becomes a “groundless lien” under the provisions of A.R.S. Section 33-420.

How to Install the Perfect Steam Shower

What Should Be In Place Before We Start:

WATER FEEDS:

Firstly the hot and cold water connections, all steam cabins will work of a 15mm/1/2 inch connection. Somewhere behind the unit you will need a water supply for both your hot and cold ready to be adjusted to connect onto your steam unit. The connection on the back of the steam cabins valve will always be a 15mm or a ” male connection. The best way to make the connection between the unit and the supply is via ‘braided flexible hoses’. Because of the way a steam shower is built away from its final resting position to allow the build of it, the braided hoses allow the flexibility required to move the unit back and forth. Connection via the hoses should be made to the 15mm threaded connection on the valve and some isolating valves fitted on the piping feeding the water supply to enable you to shut of the water to the shower if needed in future (good practice) and this also enables you to turn the water back on the house whist you carry on with the installation. The best units will come with these flexible hoses supplied.

WASTE PIPE:

To fully enable your unit to fit fully against the wall or corner desired, without the need to ‘cut’ or otherwise modify the unit, the wastepipe to the unit will need to be supplied under the floor. A 1 ” wastepipe with adequate ‘downwards’ fall should be located somewhere beneath the steam shower. Again because of the need the move the unit around whilst the build is taking place, the connection to the showers trap must be made by a ‘flexible waste connector’. ELECTRICS:

Most common steam shower cabins electric feed will be made by a 13 amp standard 240v connection (two if it has a whirlpool bath function). The Steam units require a 13 amp isolated fused spur to be fitted to ensure full water proofed connection. The sockets must be on a RCD to ensure safety and to isolate the unit if required. Your electrician will advise you on this, as I said a qualified tradesman must do the electrical fitting. The power within the unit is converted to operate the lighting and radio is converted to a safe 12 volts.

Building The Unit:

RULES YOU MUST NEVER FORGET!

1. PTFE, which stands for Poly Tetra Fluoro Ethylene or as a plumber calls it Plumbers Tape For Everything. Should be used on every 15mm/ ” connection.

2. Don’t screw up and screws tight until the end. This allow the panels and glass to move and twist into position as you go.

3. Check every component before you start

4. Do you need a PEV? Pressure Equalising Valve? Thisonly protects the life and functionality of any shower valve but also helps ensure constant temperatures.

5. If it’s possible to fill the tub or tray with water before you start to check of cracks of leaks, do so.

6. After the installation is complete, leave the unit 24 hours to let the any silicone to fully set before use

BASE/TUB:

Ones everything is in place and you’re ready to go, spanner in hand, the first obstacle you’ll face is the tray or tub base to the shower itself. First port of call is to fully connect and ensure the watertight connection of the trays trap and waster pipe. Ensure all rubber gaskets and fittings are tight and well fitted, it might be an idea to our some water into the trap or fill the tub to ensure there’s no drips at this stage as it’s easier to access. Second, is to fully level the tray or tub via the adjustable legs. Check, check and check again, having the tub fully level is essential to the rest of the build to not only ensure its stands straight and upright, but also to ensures all connections are made whilst the individual components are without any gaps and are ‘sitting’ as they should be.

WALL AND CONTROLL PANEL:

This is when you’ll need two people. First look over every panel and the back of the control panel and tighten up and connections to the valve, water jets and anything that you can see, as many are only hand tight for transport purposes and will not initially be water tight. First thing you will need to do is place the ‘back panels’ onto the tub and all but tighten up there connections to the base, don’t tighten these fully yet, leave them with the fixings to hold them in place but slack enough to allow them have some maneuverability. Then place in the control panel, the best steam shower units will have either a rubber or plastic strip running along the lengths of where the panels meet to ensure a waterproof fitting, Otherwise it would be more than wise to run a small bead of silicon down the lengths, it’s better to use too much silicon than too little as any excess can simply be wiped off.

DOOR FRAME AND GLASS:

With your shower now looking something like a shower. The next thing to tackle is the framework for the glass doors. The best way of doing this is to build this up separate from the shower itself and lift it into position on its completion. The connection screws for the framework is notoriously tricky to put together so first ensure you have enough space around you to fully manipulate and move the framework around. Starting at the bottom up, first attach the two sides to the base piece, and then the top framework. Then install any ‘fixed glasses’ and support/holding pieces into the framework. Once this is done, lift the framework onto the shower tray or tub, again using silicone if necessary tighten up the connection between the framework and panels. REMEMEBER nothing should yet be screwed up tight to allow all pieces to fully fall into place throughout fitting.

ROOF:

The Roof is usual the home to all the main functions and features that come with a steam shower. Carefully lifting the roof onto the shower, ensure all holes ‘marry up’ as they should. (it not as important to silicone between the roof and panels that it sites on, as this should be at a level where volumes of water shouldn’t be getting to)

CONNECTIONS:

Now it’s probably the best time to fix any shelves, riser rails and any other components that come with the shower to the unit itself and to fully tighten up all the screws and fixings on the shower that have been left, check before doing this that every panel and piece fully stand and fit as they should. Also it’s a good time now to connect the electrics to the supply and connect all the connections to the fan, speakers or any other connections that need to be in place. It’s also possible now to connect the hot and cold water via the braided hoses. All connection should be straight forward and labeled to match each other. The steam generator will most communally have three connections to it 1st the water supply, which is most communally located in the middle and feeds from the shower valve or directly from the cold water feed. 2nd the steam outlet, which is positioned the highest of the three and feeds to the steam outlet on the unit and finally the 3rd which is the water drainage, this will in most cases fit to the waste via a pipe that’s attached to it on a spigot.

DOORS:

Hopefully if I haven’t missed anything out the last thing you should be left with is the doors to the unit. Before you fit theses it’s a good idea, as with any shower enclosure, to run a small bead of silicone along the lengths of the panels and tray/tub to ensure a waterproof fitting. This is not always necessary but does greatly add the water integrity of the unit, Then depending on the quality of the unit spend a couple of minutes looking for any gaps of weak points on the frame work where any water may penetrate. Finally the doors, using the door cams provided simply fit these to the frameworks ‘runners’ adjusting them to fit and slid straight via the adjustable cams.

THE FINAL CHECK:

First run though all the functions both electric and water, checking on top, behind and below for any leaks, drips or any sign of anything out of place, BE THOUROGH!! After this is all OK which it will be if you have followed this guide, it’s time for the final check, put the valve onto the shower head and spray away! Methodically spray the corners then up and down the connected lengths, move to the next, along the bottoms and in turn spray everywhere, with one person spraying and another behind the unit to check for complete water integrity before sliding the shower happily back into its final resting place.

That’s it, you’re done. Relax.

Hopefully along with this guide and a little thinking from yourself your shower is now perfectly installed and ready to use. A steam shower is a fantastic luxury item that is absolutely fantastic place to relax and unwind, and when installed correctly is a lifelong, endurable feature for your bathroom.

You can also ask your close friends and family members if you can clean their homes, in exchange for permission to take photos of the areas or rooms that you serviced, and including them in your portfolio. The good news about this strategy is that friends and family members are people who are very much willing to help you out as you start your new business. If there’s something that they can do for your cleaning business, startup stuff and all, they are most definitely glad to do it.

In fact, you can even point out to your clients who are viewing your portfolio that a particular photograph is that of your own home, wherein you believe that certain products are best in cleaning certain stuffs. This is actually cleaning business marketing too. If you believe in your own products and service, if it is good enough for your own home, then people will have more faith in your services as well.

Testimonials

Another cleaning business marketing strategy is to have testimonials or recommendation letters from clients or those whom you have rendered cleaning services to. Just like photos, you can clean your friends’ and family’s homes in exchange for an honest testimonial. These are client feedback – on paper. Later on you can add new ones from paying clients.

Garage Door Repair – What You Should Know

When a garage door needs repaired there are two main parts that may need repaired. This would be the garage door opener or the door itself. In order to determine where the problem is you need to perform two simple tests. The simplest test to do is on the door opener. To see if it is the garage door that needs repaired open it manually. It if makes a grinding noise or is difficult to move then the door is the problem. The overhead door moves using spring tension and rolls along metal tracks attached to the garage walls. A heavy spring creates the power that goes through the tension. When you are working on garage door repair you should always check the hardware first to see if there are any issues after checking the door opener.

When it is a garage door repair project the first step is to inspect the metal tracks. You should tighten the mounting brackets that are securing the track to the walls because overtime they can become loose. After closing the garage door look for any breaks, marks, or dents on the tracks. If you see any remove just that section of tract and using a hammer flatten out that section.

To make sure that they are properly aligned use a carpenter’s level. The vertical tracks have to be exactly straight while the horizontal tracks have to have a downward slant. Check to make sure that the alignment of the track is correct along with being parallel to each other. If you see any problems make sure that you only loosen the screws and bolts but do not move them to make the necessary adjustments.

To ensure smooth operation you should clean and lubricate the rollers and tracks. You should also inspect the springs carefully to make sure there are no breakage or wear issues. The fasteners can also become loose and will require maintenance over time so the parts are in correct alignment.
